- "ASTM-Phase I" Environmental Site Assessment
- The AAI-Phase I Environmental Site Assessment fulfills the requirements of ASTM E1527-05. All Appropriate Inquiries Phase I ESA includes researching the historic uses of the subject property and adjacent properties, review of Federal, State, County, and local records, an onsite visual inspection, and interview with persons having knowledge of the property. This is the most comprehensive report available at DCI. This level of investigation typically meets or exceeds the due diligence requirements set forth by CERCLA and qualifies a party for the Innocent Landowners Defense.

- - "Limited-Phase I" Environmental Site Assessment
- ?The Limited-Phase I is a slightly down scaled version of the ASTM 1527-05 Phase I ESA, which exceeds the Transaction Screen requirements described by ASTM 1528-06. A Transaction Screen does not satisfy the due diligence under CERCLA and therefore does not qualify a party for the Innocent Landowners Defense. DCI's Limited-Phase I will not fulfill all criteria required by ASTM 1527-05, however, if your transaction if financed by a Federally Funded Agency, this level of environmental assessment may satisfy lender requirements.

- EnviroScan
- The EnviroScan is a very useful and economical means through which a contaminated site
may be quickly and economically identified in the initial stages of a party's interest.
The EnviroScan provides a detailed examination of twenty-eight (28) Federal, State,
and Regional databases within a one mile radius of the subject site. It includes a
review of Oil and Gas Maps, Topographic Maps, and other site-specific historic
information, and provides conclusions and recommendations. It has been used for
pre-screening multi-unit residential and commercial properties throughout the United
States.
