EnviroScan

DCI's EnviroScan provides a detailed examination of twenty-eight (28) Federal, State, and Regional databases, including all of the databases required by ASTM E1527-05 within a one mile radius of the subject site.  It includes a review of Oil and Gas Maps, Topographic Maps, and other site-specific historic information, and provides conclusions and recommendations.

It should be noted that this level of environmental assessment does not satisfy all the requirements of ASTM E1527-05 or E1528-06 ("Transaction Screen").  This "screening level" evaluation does not satisfy "due diligence" under CERCLA, and therefore may not qualify a party for the "Innocent Landowner Defense."  However, the EnviroScan remains a very useful and economical means through which a contaminated site may be quickly and economically identified in the initial stages of a party's interest.

In cases where the potential of on-site contamination cannot be ruled out, further investigation is typically recommended.  The price of the resulting Phase I, or "Limited Phase I" is reduced by the cost of the EnviroScan.  It has been used for pre-screening multi-unit residential and commercial properties throughout the United States.
